From preparing your home to closing day, here's what you can expect along the way.

1. Getting started — goals, expectations, timing and your selling priorities.

2. Preparing & pricing your home — getting your home ready and determining the right pricing strategy.

3. Photos, listing & marketing — professional photography, launching your listing and marketing your home.

4. Showings — scheduling, preparing for showings and gathering feedback.

5. Reviewing offers — evaluating price, financing, contingencies, concessions, closing and occupancy.

6. Under contract — navigating inspection, appraisal, financing and the path to closing.

7. Closing — final preparations, signing and handing over the keys.

Getting Started

Your priorities

We'll talk about why you're selling, your ideal timing, what matters most to you and where you're headed next.

Your home

We'll walk through the property, discuss its condition and features, and identify anything worth addressing before going on the market.

Your plan

We'll review current market conditions and create a strategy for preparing, pricing and launching your home.

Preparing for the market

We’ll walk through your home together and identify the updates, repairs or simple changes that may help it show its best. The goal isn’t to do everything—it’s to focus on what makes sense for your home, timeline and budget.

Determining the right price

I’ll review recent comparable sales, current competition and local market conditions to help determine a pricing strategy designed to position your home well from the start.

Getting ready to launch

Once we know what needs to be done and where your home fits in the market, we’ll establish a timeline for preparation, photography and going live.

Photos, Listing & Marketing

Professional photography

Quality photos help your home make a strong first impression online.

Listing launch

Your listing is prepared with compelling property details and launched through the MLS for broad online exposure.

Marketing your home

We’ll use digital and social marketing, along with other appropriate channels, to help put your home in front of potential buyers.

Monitoring the response

Once we’re live, I’ll monitor activity and feedback so we can adjust our strategy when needed.

Showings

Scheduling

We’ll coordinate showing requests and keep you informed so you know when buyers will be visiting your home.

Before each showing, a few simple steps can help your home look its best and make a strong impression on buyers.

Gathering feedback

Gathering feedback

After showings, I’ll monitor buyer and agent feedback and keep you updated on what we’re hearing from the market.

Reviewing Offers

The highest offer isn’t always the best offer.

We’ll look at the entire offer together so you can compare the price, terms and potential risks before making a decision.

Evaluating price

We’ll look at the offer price in context—not just the number, but how it compares with your goals and the current market.

Financing

We’ll review the buyer’s financing, down payment and preapproval to help evaluate the strength of the offer.

Contingencies

We’ll look closely at inspection, appraisal, financing and other contingencies that could affect the transaction.

Concessions

We’ll review any requests for seller-paid costs or other concessions and how they affect your net proceeds.

Closing

We’ll consider the proposed closing date and how well it works with your timeline.

Occupancy

We’ll review when possession transfers and whether you’ll need time in the home after closing.
