Your guide to buying a home with confidence

Buying a home is exciting, but there are a lot of decisions between “I think I'm ready” and getting the keys. I'll help you understand the process, know what to expect, and make informed decisions along the way.

Where do I start?

Angela Hoops-Cossey discussing home buying plans with a client

Let's talk about your plans

We'll start with what you're looking for, where you want to be, your timing, and what matters most to you.

Know your numbers

Understanding your budget and buying power helps us focus your search on homes that make sense for you.

With your goals and budget in place, we'll focus the search, tour homes, and adjust as we learn what works for you.

The home-buying process

From preapproval to closing day, here's what you can expect along the way.

01 — Get preapproved

02 — Search for your home

03 — Offer accepted

04 — Private inspection

05 — Property appraisal

06 — Clear final loan conditions

07 — Close on your home

Start with your buying power

Before we start touring homes, getting preapproved helps you understand your price range, estimate your monthly payment, and be prepared when the right home comes along.

Know your budget

Your approval amount and the monthly payment you're comfortable with aren't always the same. We'll keep both in mind as we search.

Understand your options

Your lender can help you compare loan programs, down payment options, interest rates, and estimated closing costs.

Be ready to make an offer

A current preapproval shows sellers that you're a serious, qualified buyer and puts you in a stronger position when it's time to make an offer.

Finding the right home

Once you're preapproved and we know what you're looking for, the search begins. We'll focus on homes that fit your needs, priorities, and budget—and adjust as we learn what matters most to you.

We'll consider more than bedrooms and bathrooms.

Location, condition, layout, resale potential, monthly costs, and how the home fits your lifestyle all matter.

Making a strong offer

Once you've found the right home, we'll look at the numbers, the market, and the terms that can make your offer competitive while still protecting your interests.

Check the numbers

Before writing the offer, we'll have your lender estimate the property taxes and monthly payment so you know how the home fits your budget.

Review the market

I'll look at recent comparable sales and current market conditions to help determine an appropriate offer price.

Build the offer

Price is only one part of an offer. We'll also consider financing, down payment, earnest money, closing date, occupancy, inspection, concessions and appraisal terms.

Review & submit

We'll go through the purchase agreement and supporting documents together before everything is signed and submitted.

Offer accepted!

Once the seller accepts, you're officially under contract — and we move on to inspection and due diligence.

Private inspection

Know what you're buying

A private home inspection gives you a better understanding of the home's condition before moving forward. I recommend hiring a professional home inspector to evaluate the property and identify potential health, safety, structural, and maintenance concerns.

Beyond the general inspection

Depending on the home and your concerns, additional inspections may be worth considering, including:

Radon testing
Tests for the presence of radon gas in the home.

Sewer scope
Evaluates the condition of the home's sewer line and can uncover problems that may be costly to repair.

Mold testing
May be appropriate when there are signs of moisture, suspected mold, or other concerns.

After the inspection

Once we have the report, we'll review the findings together and talk through your options.

Depending on the findings and the terms of your purchase agreement, that could mean:

Move forward as-is
Request repairs
Negotiate concessions
Reconsider the purchase

Home appraisal

Confirming the home's value

If you're financing your purchase, your lender will typically order an appraisal to determine the home's market value. The appraiser evaluates the property and recent comparable sales to arrive at an independent opinion of value.

Ideally, the home appraises at or above the purchase price and we move forward toward closing.

What if the appraisal comes in low?

A low appraisal doesn't necessarily mean the deal is over. Depending on your purchase agreement and appraisal terms, possible next steps may include:

Seller reduces the price
The seller may agree to lower the purchase price to the appraised value.

Meet somewhere in the middle
You and the seller may negotiate a combination of a price reduction and additional funds from you.

Buyer covers the difference
You may choose to bring additional funds to cover some or all of the appraisal gap.

Reconsider the purchase
Depending on the terms and contingencies in your purchase agreement, you may have the option to end the transaction if an agreement can't be reached.

Clear final loan conditions

You're almost there.

Your lender will complete a final review of your loan and may request updated documents or additional information before closing.

Stay responsive to your lender, avoid opening new credit or making large purchases, and check with your lender before making significant financial changes.

Once the remaining conditions are cleared and your loan receives final approval, it’s time to close!
